What actually moves hardwood flooring cost in Houston.
Six variables drive the final number. Most designers and builders only know three — the rest is where projects go over budget.
Material grade
Select grade (uniform color, minimal character) costs 15-25% more than heavy character (knots, mineral streaks, visible variation). Same species, same construction — grade selection is the spec choice that moves cost most.
Plank width
10" wide-plank costs roughly 20-35% more than 5-6" plank in the same species and grade. Wider plank requires premium logs and yields fewer boards per cubic foot of lumber.
Construction
Engineered (multi-ply) vs solid wood is a wash on material cost — but engineered is dramatically faster to install on Houston slab-on-grade, saving 30-40% on labor.
Pattern milling
Chevron and herringbone add 40-80% to per-sq-ft cost vs straight-plank. Tongue-and-groove tolerances for pattern install are tighter, yield is lower, and labor is higher.
Project volume
Volume tier pricing kicks in at 2,500+ sq ft. Multi-family build-packs (5,000+ sq ft) and custom-home neighborhoods get dedicated production runs and tier-3 builder pricing.
Lead time + custom orders
Standard Houston-inventory orders ship 2-5 business days. Custom production runs from Riva Spain (color, plank width, or pattern variants not in stock) add 8-12 weeks and a 10-15% custom-run premium.

Common cost questions from Houston designers + builders.
Why don't you publish per-SKU pricing online?
Trade pricing is account-tier based and changes with project volume, lead time, and order timing. We publish ranges so designers and builders can spec with realistic numbers; exact per-SKU pricing comes through your trade account portal once verified.
How does Jamail trade pricing compare to retail showrooms?
Most large Houston showrooms run B2C-first with trade as a secondary channel — meaning trade pricing varies by negotiation and the retail markup is built in. Jamail is B2B-only, so trade pricing is published, not negotiated, and we don't compete with our trade accounts for retail buyers.
What's included in material-only pricing?
Material-only covers the hardwood + finish + warranty. Excludes: install labor, subfloor prep, moisture mitigation primer (for slab-on-grade), transition pieces, baseboards, stair nosings, and finish-restoration on existing-floor extensions. Most of those are separate line items in your quote.
Do you price-match other Houston suppliers?
We don't price-match retail showrooms (we're not in their channel). For trade-account comparisons, send us the spec + competitor quote and we'll match or beat it on the same material grade.
Are there hidden costs for slab-on-grade Houston installs?
Two items budget should include for slab projects: moisture-mitigation primer (~$0.50-0.80/sq ft) and acclimation HVAC time (factor into project schedule, not your material cost). See our acclimation guide for the trade-spec process.
What's the cost difference between Houston neighborhoods?
Material cost doesn't vary by neighborhood. Install labor sometimes does — historic-overlay neighborhoods (River Oaks, Heights) sometimes require additional permitting or matching existing floors that adds project cost. Your channel rep estimates the spec-specific delta.
