That means high-traffic spec patterns: 7" or 9" wide engineered European oak with a 4mm wear layer (vs the standard 2-3mm) so the floor can be sanded and refinished twice over a 25-year span without replacement. Matte Natural-Oil Finishes
West U designers are moving away from glossy poly toward UV-cured natural oil and hard-wax oil finishes. Shows less scuff, hides dog and toy traffic, and can be spot-repaired without re-sanding the full floor — critical for family homes. We carry Rubio Monocoat-compatible raw oak and pre-finished natural-oil European oak from three mills.
Riva Spain — Texas Exclusive
For the higher tier of West U builds ($4M+) where the design intent justifies premium spec, Riva Spain hardwood remains the differentiator. We're the only Texas distributor. Riva's tighter grain and slower-grown European oak takes finish more evenly and reads as a higher-end material on the install — appropriate for West U's recent listing trends.
Continuous Plank Through Open Plans
West U lots are narrow (typically 50' x 100-130') which creates long sightlines through open-plan main floors. We supply European oak in lengths up to 87" so continuous plank runs read cleanly from front entry through to kitchen and family room without obvious seams. Plank length consistency is a quiet quality signal in West U interiors.
Houston Install Considerations for West U Homes
Slab installations (vast majority)
Modern West U custom builds are on post-tension slab. Engineered hardwood with a moisture barrier is the only correct spec — we won't quote solid hardwood for a slab install in Houston's climate. Standard spec is 5/8" or 3/4" engineered European oak on a baltic birch plywood core with a moisture-mitigation membrane glued down per manufacturer protocol.
Older homes (pre-1960 pier-and-beam)
A small inventory of original West U homes remains on pier-and-beam — typically targeted for renovation, not teardown. These can accept site-finished solid 3/4" oak provided the crawl space is properly ventilated with an active vapor barrier. We send a tech for acclimation site assessment before final spec on pier-and-beam projects.
Houston humidity and family homes
West U HVAC systems should run a 35-55% RH target year-round. We require whole-home dehumidification documentation before delivering hardwood to a West U site — this isn't a sales position, it's a warranty position. Engineered oak handles humidity swings far better than solid, but no hardwood handles a non-conditioned slab.
