Hardwood Flooring for Devonshire Custom Homes

Wide-plank European oak and Texas-exclusive Riva Spain hardwood for the builders, architects, and interior designers shaping Devonshire's $2M-$6M North Dallas luxury market — trade-only since 2005.

Devonshire sits just north of University Park along Devonshire Drive — a tight enclave of mid-century luxury and modern tear-down rebuilds with a buyer profile of established Dallas families and design-driven empty-nesters. Floor plans typically run 4,500-8,500 sq ft on lots of 0.25-0.75 acre. Devonshire's architectural vernacular runs traditional-transitional with strong recent demand for modern hill country and contemporary specs.

Jamail Hardwoods is the trade-only hardwood partner for the design and construction professionals working Devonshire. We sell exclusively to builders, interior designers, architects, and multi-family developers — never direct to homeowners.

What Devonshire Projects Typically Spec

7"-10" Wide European Oak

Devonshire homes balance traditional architecture with modern open-plan interiors. 7" and 9" wide European oak in engineered 5/8" construction with 4mm wear layer is the dominant spec. Natural-oil and hard-wax oil finishes outpace poly 4-to-1 on current Devonshire builds.

Riva Spain — Texas Exclusive

For Devonshire's $4M+ tier — typically tear-down rebuilds — Riva Spain has emerged as the differentiating spec. As Texas's only authorized distributor, we've supplied Riva to roughly 12 Devonshire projects since 2021. The slow-grown Spanish grain reads premium against modern interior palettes.

Reclaimed Oak for Traditional Renovations

Devonshire has a substantial inventory of original 1950s-1970s ranch homes. Renovation work on these calls for reclaimed European oak with comparable patina. We source French and Belgian oak with consistent grain match — lead time 10-14 weeks.

Site-Finished Solid for Period Work

For period-style Devonshire builds where engineered prefinished doesn't suit the design intent, we supply unfinished solid 3/4" European oak in widths up to 9". We coordinate with our Dallas-area site finishers on stain matching and traditional sealer specification.

North Texas Install Considerations for Devonshire Homes

Slab construction predominant

Modern Devonshire new builds and rebuilds are on post-tension slab. Engineered hardwood with moisture-mitigation membrane is the correct spec — solid hardwood on slab fails in DFW's seasonal humidity swings. Standard build-out: 5/8" engineered European oak, baltic birch core, glued down.

DFW seasonal humidity profile

DFW runs lower average humidity than Houston (40-60% RH typical) but with sharper seasonal swings — humid August/September contrasts with dry winter conditions. Engineered European oak handles these swings without gapping. HVAC should target 35-55% RH year-round.
