Dallas Neighborhood
Hardwood Flooring for the M Streets & Greenland Hills
Site-finished solid oak, reclaimed European oak, and Texas-exclusive Riva Spain hardwood for the builders, designers, and architects working East Dallas's $1M-$3M Tudor revival and craftsman bungalow market — trade-only since 2005.
The M Streets (Greenland Hills) is one of East Dallas's most distinctive neighborhoods — tight grid of 1920s-1930s Tudor revivals and craftsman bungalows on streets named McCommas, Mercedes, Monticello, Martel, and so on (hence "M"). A design-driven, walkable enclave with a steady renovation and addition pipeline. Flooring spec here favors heritage-accurate site-finished oak, with growing interest in reclaimed European oak for higher-end renovations.
Jamail Hardwoods is the trade-only hardwood partner for the design and construction professionals working the M Streets, Greenland Hills, Hollywood Heights, and East Dallas. We sell exclusively to builders, interior designers, architects, and multi-family developers.
What M Streets Projects Typically Spec
Period-Accurate Site-Finished Solid Oak
The M Streets' Tudor and craftsman vernacular calls for site-finished solid 3/4" oak in 3.25" or 4" widths — historically correct format. We supply unfinished solid European white oak and coordinate with Dallas-area site finishers we trust for traditional stain and seal specifications.
Reclaimed European Oak for Tie-Ins
M Streets renovations frequently need to tie new flooring into 90-100 year old original floors. We source reclaimed French and Belgian oak with patina that ties cleanly into existing sightlines. Lead time 10-14 weeks. Sample boards approved by designer in-context before mill order.
7" Engineered for Modern Additions
Modern M Streets additions where heritage spec isn't required land on 7" wide engineered European oak with 4mm wear layer in natural-oil finish. We coordinate transition strips at the seam between heritage and modern wings.
Riva Spain for Higher-Tier Renovations
For the higher tier of M Streets renovations (typically full down-to-studs rebuilds with footprint additions), Riva Spain is available as the differentiating premium spec. We're the only authorized Texas distributor.
North Texas Install Considerations for M Streets Homes
Predominantly pier-and-beam
M Streets homes are almost entirely pier-and-beam — typical of 1920s-1930s Dallas construction. Crawl space ventilation, vapor barrier, and joist condition profile varies widely. We send a tech for assessment before final spec on every M Streets project.
Heritage matching protocols
Tying new flooring into 90-100 year old original floors requires sample-board approval before mill order. We bring 3-5 candidate boards to your design office or job site for color and grain match against the existing material.
Tight lot logistics
M Streets lots are tight (typically 50' x 130-160'). We coordinate delivery windows around your jobsite access and trade-stack schedule. Smaller volume orders ship via courier when truck access is restricted.

M Streets Trade FAQs
Can you match 1920s Tudor flooring in the M Streets?
Yes within reason. We source reclaimed French and Belgian oak with 90-100 year patina. Sample boards approved in-context before mill order. For exact match where color drift makes it impossible, we recommend stained transition strips at the seam.
Do you handle pier-and-beam installs?
Yes. M Streets homes are pier-and-beam — we send a tech for crawl space and vapor barrier assessment before final spec. Solid hardwood can work on properly ventilated pier-and-beam in DFW's lower humidity profile.
Typical M Streets project size?
1,500-3,500 sq ft. Most M Streets work is renovation or addition rather than full new construction.
Do you have minimums for trade orders?
No formal minimum. M Streets renovations have shipped on the same trade-account terms from 400 sq ft up to 4,500 sq ft. Smaller orders may ship via courier.
Do you have a Dallas showroom?
Not currently — our showroom is in Houston. For M Streets projects we courier samples and travel for sample-board approval on larger renovation work.
