Why Unfinished

When designers + builders spec unfinished hardwood in Houston.

Pre-finished hardwood covers ~85% of Houston projects. Unfinished is the 15% spec where on-site finishing produces a better result — custom color matching, transition continuity, or designer-controlled sheen.

Custom stain matching

When the client has existing floors (heirloom oak, historic pine, prior install) that need to be matched, unfinished + on-site staining is the only way to color-match precisely. Pre-finished SKUs only come in factory colors.

Whole-house finish continuity

For large estates where flooring transitions across multiple rooms with different lighting, on-site finishing produces a continuous sheen and stain depth that pre-finished plank can't replicate.

Heritage + historic restorations

Heights bungalows, River Oaks pre-war estates, Boulevard Oaks restorations — when the project demands period-appropriate finish (hand-wax, oil, low-VOC traditional), unfinished is the only path.

Designer-driven sheen control

Matte, satin, semi-gloss — pre-finished plank is typically matte hardwax oil. Designers who want a specific sheen (Benjamin Moore Aura levels, custom-mixed) work in unfinished.

Reactive stain effects

Fumed oak, smoked oak, custom reactive treatments need raw wood. Pre-finished plank is already sealed.

Patch + extension projects

Extending an existing hardwood floor by 200-800 sq ft (kitchen addition, primary suite renovation) — unfinished plank can be sanded flush and finished as a continuous surface with the original.

Standard inventory is select and character grade unfinished plank in 5", 7", and 10" widths. Custom-mill for non-standard widths, lengths, and grades takes 6-10 weeks from Riva Spain or our Vandyck partner.

Uniform color, minimal character, clean grain. The spec for modern interiors that want unfinished flexibility without character grade's knots and mineral streaks. In continuous Houston inventory.

Wide-plank custom — 12"+

Most unfinished orders are engineered (multi-ply, for slab-on-grade). Solid unfinished available for pier-and-beam estates and second-story additions.

Reclaimed European Oak unfinished (~80-120 year salvaged European barn wood) on custom order. 12+ week lead. Premium spec for historic restoration and designer hospitality projects.

Finish Systems

Site-finish systems your finisher can apply.

We don't lock your project into one finish system — your finisher chooses. Below are the systems most commonly applied to Jamail unfinished plank, with notes on each.

Hardwax oil (Rubio Monocoat, Bona Naturale)

The matte-finish standard for European-oak interiors. Penetrating oil, refinishable in spots, low-VOC, gives the floor a natural matte read. Most Jamail unfinished installs end up here.

Polyurethane (oil-based or waterborne)

Durable, high-sheen options. Oil-based amber-shifts the oak over time. Waterborne (Bona Traffic HD) stays clear. Higher-traffic commercial installs often spec poly.

Custom stain + topcoat

Custom-mixed stain (oil-based or water-based) for color matching, applied before a clear topcoat. Most flexibility on color, but adds 2-3 days to finishing schedule.

Reactive treatments

Fumed (ammonia-reaction with tannins) for dark oak, smoked (iron acetate) for smoky gray oak, lye-and-soap for Scandinavian-white. Specialty finishers only — ask your channel rep for referrals.

FAQ

Common questions about unfinished hardwood in Houston.

Does unfinished cost more or less than pre-finished?

Material-only: unfinished is typically 10-20% LESS than pre-finished (no factory finish line cost). Total project cost (material + on-site finishing): usually about the same or slightly higher than pre-finished because the on-site finisher's labor offsets the material savings.

How long does on-site finishing take in Houston?

Typical 1,500-3,000 sq ft project: 4-7 days for finishing after install, depending on finish system. Hardwax oil cures fastest (1-2 days light foot traffic, 7-10 days full cure). Polyurethane 2-3 days light traffic, 14-21 days full cure.

Can unfinished hardwood be installed on slab-on-grade?

Yes — engineered unfinished construction installs glue-down to slab the same way pre-finished engineered does. Solid unfinished needs a plywood subfloor (typical for pier-and-beam, less common for slab teardowns).

Do you provide install + finishing as a turnkey service?

We supply unfinished material and coordinate with your finisher of choice, or we can recommend NWFA-trained Houston finishers we work with regularly. We don't typically self-perform finishing — finishers are specialists in their craft.

How does on-site finishing handle Houston humidity?
